First head left from the starting point hugging the wall. On the floor by the wooden fence is Benjamin's bookbag. Attached to it is the lobby key, grab it and head inside.
When inside the lobby turn left and open the C mailbox. Now hit the buttons C, D, and E to unlock the main door. This will trigger a cutscene and you're inside.
